Posts: 303 17 Apr, 2008 09:21	Tags : None After dreaming for about the last 3 years.... I'm getting some house plans made up. Have a property that has been subdivided and I had wanted to sell off the section, but now I'm thinking that section, plus my present house = brand new home. Had a designed come up with one set of plans, which really didn't do it that good for me, so we changed a few things. I was still apprehensive because I know these things always cost more than what they are meant to, and it seemed like it might be squeezing within the budget. But have also been checking out another building company, and they have come up with a delightful plan for me. Smaller than the first, and a different idea, which means less cost and more money for furnishings etc. And the good thing is, it even seems to look better. Sales rep has been very nice, not pushy, and had some lovely technical suggestions. Have just been pouring through brochures showing me options and he is going to arrange a full quote now, rather than the estimate. So after a few years of headaches with this rental, and subdivision process, it getting really exciting! Of all the things that I have lost, it's my mind that I miss the most. New Zealand Photography

Posts: 303 19 Apr, 2008 09:54	Nope and nope! Lol. There will be a cat door, and the dog will have to sleep in the garage. There won't even be suitable space outside to set up a kennel. He's very lucky here as the back was already nicely landscaped and has a kennel tucked in very nicely with half the back fenced off. But he still whines when it rains.... Construction prob wont start until at least 3 months. Plans are getting finalised, then we need the building permit approved from the Council. That can take 8 - 12 weeks here.. they're very slow. Posts: 303 20 Apr, 2008 09:54	I've had animals my entire life and have let them almost rule the place. Needless to say, I've regularly been cleaning up after them. Dogs just don't know how to wipe their feet at all. So this will probably be my only ever one chance in a lifetime to purchase a brand new home with brand new furnishings. I'm not rich, I've struggled constantly and if I get this opportunity, then darned if I am going to let animals reduce my brand spanking new furnishings to tired, grubby and dowdy when I won't have the resources to spruce it up again. Posts: 303 22 Apr, 2008 11:06	Not really Wick, it should not affect me too much financially. The subdivision took up the last of my cash (plus more). But this move of getting a new home might even leave me with some change. The house I am in now, will pay for the new one to be built quite easily so long as I don't get carried away with extra extravagant fittings or landscaping type of thing. So I do intend to keep within that as the budget. Travelling is great but I won't ever be able to trip as frequently as you, unless I do little trips across the ditch. But I do hope for another couple of big adventures in the future. When or where, no idea. Of all the things that I have lost, it's my mind that I miss the most. New Zealand Photography

Posts: 303 24 Apr, 2008 10:02	Yep, it is scary. I've had one of our valuers check it over for me with figures etc. He advises to get see another building company as well. It's taken me 3-4 months on the building/design circuit to get to this stage, I'm unsure if I want to get another company to start from scratch and advise on plans. Tricky thing is that the section is so small, the standard "pick out of the book" plan, will not fit at all. So they have to draw something up, individually to suit. And that takes time... But building has slowed up fairly abruptly around these parts, brought about by the rising interest rates. So there could be some cheaper deals offered. I'm unsure about waiting. Maybe I'll just cross out the contract price when I get it and lower it by several thousand and then sign! Wonder how that would go........ Posts: 105 29 Apr, 2008 08:16	Hmmm ... that may be what they want you to do anyway, I would and did when I bough my house. Even had a couple of solicitor (lawyer for our Yank cousins out there) friends of mine look the contract over when we bought our house. There were a couple of things that we didn't agree on but they were on minor so let them pass. It's a good idea to take your time and check contracts over anyway. http://www.inkdskin.com/skull.gif

Posts: 26 6 May, 2008 01:17	In 5 or so years, Greg & I are looking into getting a place, ideally we'd like to build our own but I think we're going to have to buy an already exsisting house. Either way, we're staying in the area we're in now, absolutly beautiful little country town, reminds me so much of the town were I grew up & the kids like it here to . Good luck with what ever you decide on Saffy, I know good plasterer LOL.

Posts: 303 7 May, 2008 10:01	It's certainly helpful working at a valuation company and knowing there is good advice on hand from fellow workmates (aware also that solicitor may be helpful). I probably wouldn't have gone down this road if it property values and construction weren't under my nose so much. Am looking forward to getting the ball rolling on this, and will be able to focus on that when I get back from Nepal. Of all the things that I have lost, it's my mind that I miss the most. Posts: 303 4 Jun, 2008 08:59	As for the dog..... my son has gone to Oz (his job finished up here unexpectedly), looking for greener pastures, and he still hasn't sorted a home for Sammy. Not good for Sammy, or me. We do think he's lovely, but it won't work out long term. My other son enjoys having him around, and it's okay for now but he will be getting married at the end of the year. It's unlikely they will be able to afford to care and feed a large dog. And again, it's not fair if he has to be left all day long on his own. I think he'll be going to a family with children, they loved him as a pup, and have had a bit to do with him.
